Very poor and not acceptable Positive: Nothing Negative: AVOID – POOR CONDITIONS AND “FULL REFUND” DISPUTE We paid £572.70 for a two-night stay at this apartment, but unfortunately the condition and standard of the accommodation were completely unacceptable. The bed appeared extremely old, was very small and pulled us both into the middle, making it incredibly uncomfortable and preventing us from sleeping properly. The wardrobes and cupboards were filled with the owner’s belongings and cleaning equipment, so we could not properly unpack or hang our clothes. The bathroom and shower had visible hair, dust and dirt, including around the toilet-roll holder, despite us being charged a cleaning fee. The television could only be used with an extension lead stretched across the kitchen counter, which was also concerning. We contacted the property and explained the problems. We were offered what was described in writing as a “full refund” if we cancelled and vacated the apartment. We accepted this offer, left the property and booked a hotel on Saturday morning for that same night at an additional cost of £260. Despite repeatedly asking for confirmation and clarification, our messages were ignored. We then unexpectedly received a partial refund of only £230.23, with no prior explanation or breakdown. The property later claimed that “full refund” meant only the nightly rate for the unused part of the booking, excluding the first night, cleaning fee and tourist tax. This was never clearly explained before we agreed to cancel and leave. They are currently retaining £342.47 of our original payment. Remarkably, the hotel we booked at extremely short notice cost £260 for the night—still considerably less than the £342.47 being retained for one night in this apartment and its associated fees. We have photographs showing the condition of the accommodation, the complete written message history and evidence of the additional hotel expense. The outstanding refund is now being disputed through Booking.

Positive: If you need an accommodation just round the corner of the Royal Mile, that’s the place right for you. Just few minutes walk from Grassmarket and the Old Town. Good stay overall, in a well-located Victorian building. A few things to know before booking: – Bathroom: clean, but dated and not the most intuitive to use. – The flat is on the top floor, and smells from other apartments' kitchens (some quite strong) can occasionally drift in. – No free parking nearby if you're driving — factor in the cost of a private car park. Minor points, but useful to plan around. Would still recommend. Negative: Just a wee practical note for the owner: the bedroom curtains are effectively see-through. With Edinburgh’s early August sunrise, the room was fully bright by 5 a.m. every morning, which made sleeping in impossible. Blackout curtains, or at least a blackout blind or liner behind the current ones, would be a simple and very worthwhile improvement for summer guests.
